Project Manager, Multi-Family (Garden-Style)

A Lead Project Manager position in Central Jersey has opened up at one of the nation's leading Real Estate Investment Trusts (REITs). Operating as their own general contractor, we have a long-term track record of building high-end apartment homes in the Northeast, Mid-Atlantic, Pacific Northwest, Northern California, and Southern California regions of the country.

Location: Passaic County, NJ

Key Responsibilities:

  • Direct responsibility for assigned luxury multifamily residential projects, from pre-construction phase project development and planning to construction phase execution

  • Perform quality control duties and responsibilities regarding work being performed.

  • Establish and monitor construction schedule, track, and monitor construction progress through site reports

  • Ensure project costs are aligned with approved budgets, process contractor invoices and change order requests

  • Lead projects to timely completion within scope and budget projections, and obtain certificate of occupancy

  • Development and management of all project documentation

  • Subcontractor contract management

  • Project reporting and regular communication with project staff, design team, and customer.

Required Qualifications:

  • Minimum of 7 years experience in the multi-family housing construction industry

  • Knowledge in all areas of construction from site development through delivery and acceptance

  • Capable of managing multiple scopes/trades within the project up to $160 million in size

  • Computer and Procore literacy is a must

  • Degree in Construction Management is preferred

  • Preference will be given to candidates with wood framing experience

Compensation: $140,000 - $180,000

The above salary range represents Cobalt's good faith and reasonable estimate of the possible base compensation range at the time of posting and is one part of the total rewards package this client provides to employees.
