Role: Head of Acquisitions

Location: NYC

Compensation: 250,000 to $300,000 base + 15-20% bonus

A newly created Head of Acquisitions role has arisen with a rapidly growing real estate firm, specializing in operating and acquiring underperforming/middle market properties in NYC. Partnering closely with the CEO, this business-critical role will help drive strategic growth and lead the acquisition and management of emerging opportunities and markets.

About the Head of Acquisitions Role:

• The Head of Acquisitions is an executive level role responsible for finding and buying real estate with market research and diligence.

• Identify and advocate for key opportunities; draft LOIs and negotiate purchase contracts.

• Conduct thorough due diligence on assets; manage the closing process and coordinate with team members to ensure accuracy.

• Develop strategies and investment theses for portfolio, incorporating input from senior team members.

• Build and maintain a strong network of sellers and brokers to create a robust pipeline of acquisition targets, including off-market opportunities.

• Cultivate relationships with lenders and equity partners, negotiate loan terms, and secure financing for acquisitions.

• Track market trends and comparable transactions; provide guidance on market data and developments.

• Regularly present and analyze potential investment targets.

• Maintain a pipeline repository for tracking all active and past deals.

• Continuously seek methods and technologies to improve market data tracking.

Qualifications:

• 10+ years of experience in a principal investing / acquisitions role, predominantly within NYC real estate.

• Strong ability to analyze market trends, financial statements, and investment opportunities.

• Proficiency in financial modeling, valuation techniques, and understanding of various investment metrics.

• Excellent negotiation skills to secure favorable terms and deals.

• In-depth understanding of local and national real estate markets, including emerging trends and regulations.

• Self-starter, with an entrepreneurial "can-do" spirit.

• Strong capital market relationships and a proven track record in securing financing for real estate transactions in New York City and comparable markets.
