About the Role
The Compliance Director also plays a key role in protecting the financial integrity and reputation of the company and its managed properties.
Responsibilities
- Develop and oversee compliance programs for HUD, Section 8, LIHTC, Mitchell-Lama, 421A, and other housing programs.
- Oversee property managers regarding subsidized housing compliance and rental regulations.
- Track deadlines for subsidy contracts, renewals, and modifications.
- Monitor regulatory updates and ensure compliance with Fair Housing, Rent Stabilization, and NYC rental laws.
- Conduct internal audits and prepare properties for agency reviews and inspections.
- Submit compliance reports and respond to governmental inquiries.
- Ensure accurate billing and collection of subsidies, rents, and tenant charges.
- Oversee subsidy voucher submissions and payments.
- Collaborate with Accounts Receivable and legal teams on financial matters.
- Train and support property managers on compliance policies.
- Maintain communication with government agencies and residents.
- Foster a culture of teamwork and accountability in compliance management.
- Train and support property managers on compliance policies and best practices.
- Provide performance feedback and guidance on regulatory responsibilities.
- Foster a culture of teamwork, accountability, and continuous improvement in compliance processes.
Qualifications & Requirements
- Bachelor's degree in Business, Real Estate, Public Administration, or a related field preferred.
- Minimum of 5 years in affordable housing compliance, property management, or a related regulatory role.
- Strong understanding of federal and local housing regulations, including HUD, LIHTC, Section 8, and NYC rental laws.
- Excellent organizational, analytical, and problem-solving abilities. Strong attention to detail.
- Experience with compliance tracking systems and property management software is a plus.
- Housing compliance certifications (e.g., CPO, HCCP, TCS) preferred.
Due to the nature of this role, the company are unable to offer remote work so will require you to be onsite, 5 days a week.
The Fair market Assumption for this role's base salary is between $80,000 and $120,000 annually.
The above salary range represents Cobalt's good faith and reasonable estimate of the possible base compensation range at the time of posting and is one part of the total rewards package this client provides to employees.
